Real Asset Investments Remain Key Components of Private Banking in 2026

Survey conducted by Private Banking Magazine, RUECKERCONSULT GmbH and Scope Fund Analysis GmbH in cooperation with Quadoro Investment GmbH (Quadoro) and EB – Sustainable Investment Management GmbH (EB‑SIM)

Quadoro and EB-SIM have jointly supported a survey on the importance of real asset investments in private banking. The aim was to find out which asset classes, structures and expected returns banks consider relevant for their wealthy private clients in 2026. A total of 43 private banks took part, mainly from asset management, private banks and related wealth management areas.

The results show that real asset investments remain a key component of banks' advisory portfolios. Residential and logistics properties in Germany and Europe are particularly in demand, as are energy and transport infrastructure. ELTIF structures are becoming increasingly important in many banks. This is also likely to have an impact on the relevance of open-ended infrastructure special funds, which have so far been relatively underrepresented in bank portfolios. The market makes it clear that regulated special funds are likely to become a long-term focus for investors, for example due to their transparency, risk management and stability. For Quadoro and EB-SIM, this confirms their strategic focus on regulated fund solutions.

Key findings of the survey at a glance:

  • Stable demand: Real estate and infrastructure products are seeing steady to slightly rising placement volumes overall.
  • Investment objectives: Value preservation and diversification clearly dominate – total return is secondary.
  • Structures: Open semi-liquid and close-ended vehicles remain the leaders.
  • Return requirements (target ranges):
    • Real estate: most frequently 4–5% IRR
    • Infrastructure: focus on 5–7% IRR
    • Private debt: predominantly 5–10% IRR
    • Private equity: predominantly >7% IRR
  • Digitalisation: Around 60% of sales processes are already fully or partially digitalised.

For Quadoro, the results underscore the growing relevance of professionally structured real estate and infrastructure investments and the importance of regulated special funds as a stable and transparent solution for private and institutional investors.
